It is best in purchasing your home you know the rules, procedures and pitfalls to avoid later problems and aggravations. Most people run to a lawyer after encountering problems. It is better and best to avoid those misfortunes in the first place.
Most couples, especially the female component view a house as a home with emotional input and attachments. Nothing wrong with that - indeed overall it is the best policy. It is as if a man works away at a job, his whole life and slaves away to provide for his family - and yet at the end has no family involvement - even his kids do not know him. What is the purpose you may well ask of the whole exercise?
A real estate purchase for a home is for a home for your family. However purchasing a house is purchasing property. The property buyer has to objective - not swayed by first impressions of decor, furnishings or even odor of the house. It has to be a strict business decision. How much do I have to spend? How much can I afford? What is the house worth? How much will it take to repair and fix up? If it is a bargain - how much will it cost me in the end?
One of the most basic questions is to ensure that your current furniture and furnishings will fit easily and comfortably in the new house. Many newer homes are built almost as movie sets. The furniture can fit only one way. It is as if the home is built for show - or perhaps to list features and no one alive is really meant to live in the house, condo or chalet. Kid's bedrooms for example may be cardboard cutouts of what space is left over from the master bed room spa or exercise room. The placement of the TV can be another example. Perhaps you have a newer flat screen expensive TV. The layout of the family recreation area of the property may leave little or no room for the set, door may not allow access for the home movers or the family TV viewing area may be limited.
Leave room for expansion and upgrades. You may well have a family or larger family down the line. Each time you move and upgrade your property there are a slew of extra additional costs that all up - whether it be legal fees for property purchase and transfer , real estate agent / realtor / property listing fees or moving fees , transport fees costs as well as your time.
Extras such as a sauna, hot tub and a swimming pool may be nice luxuries, However note that not everyone wants these add ons. A swimming pool is a lot of work and / or expense to maintain that not everyone thinks is great. A hot tub or sauna may be seen by a young family with children as a very dangerous item, that a child may fall into, even if empty of water. A sauna may also be seen as a safety hazard by young families. At the best you will limit the resale market if your property. At the worst you may well have to swallow the price of these luxuries, as sunk costs, when you sell your home - whether it is house, vacation chalet / cottage or condo.
Lastly it is often said about real estate and restaurants that three things are most important. Location, location and location. Remember this when searching out your new house or investment property.
